Following a thorough discussion to validate the Owner's renovation requirements and budget, we'll craft Schematic Design drawings and solutions for Owner approval. Simultaneously, we ensure funding source verification to meet agency review criteria for drawings and specifications, ensuring all requirements are diligently fulfilled.

Building upon the agreed-upon Schematic Design Concept and incorporating any authorized adjustments by the Owner in the program, schedule, or construction budget, we will craft Design Development Documents.

These documents will include comprehensive drawings and other necessary elements, covering the extent of enhancements to architectural, plumbing, mechanical, and electrical systems.

Additionally, we will address environmental considerations and any other relevant elements. The goal is to present these documents to the Owner for approval, ensuring alignment with their preferences and requirements.

Following the approval of Design Development Documents, we will finalize documents essential for bidding and construction of renovations. This phase includes:

1. Construction Documents Preparation: We will create detailed plans and technical specifications outlining project construction requirements.
    

2. Review with Approving Authority: The completed Construction Documents will undergo a thorough review with the approving authority to ensure they meet the Owner's needs.
    

3. Regulatory Agency Submission: We will submit the Construction Documents to regulatory agencies for review and promptly address any inquiries they may have.

Our streamlined process ensures clarity and compliance, facilitating a seamless transition from planning to construction.

After Construction Documents approval, we'll support the Owner in soliciting bids from General Contractors. Our services include bid advertising, optional contractor pre-qualification, interpreting drawings during bidding, and evaluating received proposals. Simplifying the process for a seamless transition to the construction phase.

During the construction phase post-Contract execution, we offer the following streamlined services:

1. Monthly Meetings: Conducting Owner/Architect/Contractor meetings to keep all parties informed and address questions.
    

2. Progress Reviews: Periodic reviews to ensure work aligns with Contract Documents, with site visits as needed based on project scope.
    

3. Deviation Reporting: Prompt reporting of any observed deviations from Construction Documents after each site visit.
    

4. Payment Application Review: Thorough review of the Contractor's Monthly Application for Payment.
    

5. Document Clarifications: Issuing documents to clarify any questions the Contractor may have during construction.
    

6. Shop Drawings and Material Review: Reviewing Shop Drawings, Product Data, and Material Samples.
    

7. Final Inspection: Conducting a comprehensive final inspection and issuing the ultimate Certificate of Completion to the Contractor.
